Because he was an UFA before he signed the new deal, or was about his play or fit in the team ?

A combination of things. His upcoming UFA status, his age, the fact that players of his ability/skill set tend to be available on the FA market and that he actually has legitimate trade value.

Actually, I think it's pretty safe to say Gardiner will be a top four on the Leafs for a long time to come.

I agree, hence the 'second pairing' comment. The question is whether any of those guys could be legitimate top pairing guys (ie. top 2 dman).
